The investor controls both Equitable and Legal Title, which means you hold 100% ownership of the property. 

The title company works directly with the investor to pay the reinstatement amount needed to bring the Home Buyback Client’s mortgage current.

• The Title Company submits the reinstatement amount.

The Home Buyback Client makes the monthly mortgage payments, and these payments are verified as paid on time. 

The Home Buyback Client deposits $375/month (the “monthly cash flow”) directly into the investor’s account through Zelle, ACH, Venmo, Cash App, etc. 

The Home Buyback Client is responsible for all maintenance of the property, including maintaining an active RWS Home Warranty. 

If the Home Buyback Client fails to refinance or obtain a Final ReFi-Mortgage Approval to buy back the home:

• The equity and all monies are forfeited to the investor.
• The investor then has the right to sell, rent, or flip the property.
